The City in the Country

Custom Homes & Whole-Home
Remodels in Poway

Poway calls itself the City in the Country, and the lots live up to it. We build and remodel homes here with the space, the hills and the fire season in mind.

Space to Spread Out

Room to build,
reasons to build well

Poway is one of the few places in San Diego County where a large lot is normal rather than exceptional. Estate homes on generous parcels, horse properties along the trails, and established neighborhoods from the 1970s and '80s give homeowners room for custom builds, guest houses, big additions and outdoor spaces most of the county can only dream about.

The landscape asks for care in return. Much of Poway borders open space and hillsides, and the 2007 Witch Creek Fire is still a recent memory for many residents. Every project we build here considers wildfire, from the roofing and vents to the materials on decks and siding.

Poway runs its own building and planning departments, separate from San Diego's. Neighboring Rancho Bernardo, to the west, falls under San Diego's jurisdiction and handles permits differently. We cover both and confirm which applies before design starts.

Planning a Poway Project

What shapes a
build in Poway

Wildfire building standards

Large parts of Poway are mapped as fire hazard severity zones, and building there means meeting the California Building Code's wildland-urban interface chapter: Class A roofing, ember-resistant vents, ignition-resistant exterior materials and tempered glazing. Existing homes can take on the same upgrades one at a time.

Site work on larger lots

Bigger, sloping lots mean more grading, drainage, retaining walls and utility runs, and long driveways may need to meet fire department access requirements. We scope site work up front, because it can be a large share of a Poway budget.

Aging wood on '70s and '80s homes

Wood siding, fascia, decks and trim on homes from that era often have dry rot, usually from roof leaks, failed flashing or sprinklers hitting the walls. We repair it properly and fix the water source while we are there.

Poway or Rancho Bernardo?

Poway issues its own permits. Rancho Bernardo, next door, is governed by San Diego. If you're near the boundary, we'll confirm which city your parcel is in before plans are drawn.

Common Concerns

Questions from
Poway homeowners

Do you build custom homes on rural Poway lots?

Yes. Larger and sloping Poway lots usually involve more site work: grading, drainage, retaining walls, utility runs and, for long driveways, fire department access requirements. We scope all of it before construction so the budget reflects the real site.

What is fire hardening, and does my Poway home need it?

Fire hardening means reducing the ways embers and flames can ignite a house: Class A roofing, ember-resistant vents, ignition-resistant siding and decking, tempered windows, and keeping combustibles away from the walls. New construction in fire hazard zones must meet these standards; existing homes can add them in stages, often during a remodel.

We're inland. Can our house still have dry rot?

Yes. Inland homes get rot too, usually from roof and gutter leaks, failed flashing around windows, or irrigation spraying the siding. We remove the damaged wood, replace it with sound material and fix the water problem so it doesn't return.

We're near Rancho Bernardo. Which city permits our project?

It depends which side of the line you're on. Rancho Bernardo belongs to San Diego, so its permits come from that city's permit office, while Poway issues its own. We work on both sides and confirm your parcel before plans are drawn.

Can you remodel my whole house while we live in it?

Sometimes. It depends on the scope and how the work can be phased. Many families stay through a staged remodel, especially when the kitchen and bathrooms are done one at a time, while a full gut renovation is usually faster and easier if you move out. We lay out both options in the estimate.
