Streetcar-Era Neighborhoods
North Park's bungalows are around a hundred years old and still some of the most loved homes in San Diego. We update them for modern life without stripping out what made them worth buying.
Plan My RemodelOlder Homes, Done Right
Most of North Park was built between the 1910s and the 1930s, when streetcar lines turned it into one of San Diego's early suburbs. The result is street after street of Craftsman bungalows and Spanish revival homes with front porches, original wood windows, built-in cabinetry and compact, walkable lots. People love them, and most of them need real work behind the charm.
Under the plaster we commonly find wiring and plumbing from several different decades, foundations and cripple walls that predate modern seismic standards, and additions done by past owners without permits. A good North Park remodel fixes those things properly while keeping the trim, windows and proportions that give the house its value.
Small lots make the space question pressing, too. North Park homeowners add room with rear additions, attic conversions and ADUs, and with alleys behind many blocks, a detached unit at the back of the lot is often easier to build here than in newer neighborhoods.
Old-House Work
New kitchens, baths and systems in a house that still looks and feels like itself, with original details restored wherever we can.
Older-home remodeling →Detached units off the alley, converted garages and junior ADUs for rental income or family.
Alley ADUs →More bedrooms and baths on a small lot: rear additions, second stories where allowed, and finished attics.
Adding space →Cripple-wall bracing, foundation bolting and structural repair for raised-foundation homes built before modern codes.
Foundations and seismic work →

Older homes on both sides of the boundary share the same issues: aging systems, unbraced framing and layouts designed for another era.
Before You Remodel
North Park has several designated historic districts, including the North Park Dryden and Burlingame districts. Inside a district, exterior changes are reviewed to protect the street's character, so design starts with what will be approved.
Even outside a district, the City screens any building 45 years or older for historic significance before it issues a permit for major work. Nearly every North Park home qualifies, so we build that step into the schedule.
Many bungalows sit on raised foundations with short cripple walls that can fail in an earthquake if they aren't braced and the house isn't bolted down. A remodel is the ideal moment to fix that, while walls and floors are already open.
Expect a mix of original and updated wiring, galvanized or cast-iron plumbing, and some unpermitted work from past owners. We assess it up front and price it honestly, instead of discovering it halfway through.
Old-House Questions
It may be. North Park has several designated historic districts, including North Park Dryden and Burlingame. Inside a district, exterior changes are reviewed for compatibility. Outside one, a house that's 45 or more years old still gets a historic screening before the City approves significant work. We check your address before design begins.
Many North Park lots can fit a detached ADU or a garage conversion, and alley access often makes construction and a separate entrance easier. The City of San Diego's ADU rules have changed several times in recent years, so we confirm the current requirements for your specific lot before you commit to a design.
The most common are outdated or mixed wiring, galvanized supply lines and cast-iron drains near the end of their life, unbraced cripple walls and unbolted foundations, and past additions done without permits. We look for these during the estimate so they're in the price, not a surprise.
Yes, and we encourage it. Original windows can often be repaired rather than replaced, trim and built-ins can be removed, protected and reinstalled, and new work can match the old profiles. Keeping the character is usually what protects the home's value.
If it sits on a raised foundation with cripple walls and hasn't been retrofitted, it's worth serious consideration. Bolting the house to its foundation and bracing the cripple walls is a well-established, fairly contained project, and it's especially efficient to do during a remodel.
